- ItemEvaluating defect reporting in new residential buildings in New Zealand(MDPI AG, Basel, Switzerland, 2015) Rotimi FE; Tookey J; Rotimi JOThe need for defect reporting is becoming increasingly difficult to ignore at handover of new residential buildings. A general review in defect studies has consistently shown that newly built properties can be found to have a significant number of defects. Very often the responsibility for rectifying these common defects is borne by the new homeowner even though house developers are liable. In the current study, survey data is obtained from 216 recent home purchasers/owners across New Zealand urban cities. The intent of the investigation is to show that opportunities exist for defect reporting that will act as a mechanism to measure performance and thus improve the quality of finished construction products in New Zealand. The study found that a significant number (81%) of the participants were involved in the construction of their homes and could influence quality performance if they were proactive enough. The results show that (64.7%) did not engage the service of independent building inspectors for defect reporting on their new homes. Seventy-four percent now agree that independent building inspection was important in hindsight. The study findings are in line with literature on defects and the poor use of defect reporting in new residential buildings. The current challenge for defect rectification by house developers after handover is real and this could increase the confidence that new home owners can have in their developers. Defect reporting could confer benefits to new residential building quality in New Zealand and should be embraced as part of a wider best practice.
- ItemKnowledge transfer and management in the construction industry: Trends and future challenges(Massey University, 2022) Moshood TD; Rotimi FE; Rotimi JOBThis study aims to determine the current issues associated with the transfer of knowledge in the construction industry published between 1987 and December 2021 to provide insights and ideas for future research. A total of 1240 publications were analysed to offer metadata analysis, and these papers were extracted from the Scopus database. The insights gained from analysing papers from Scopus databases are presented along with classifications of the literature based on content analyses, including conceptual understanding, barriers and facilitators, a collaborative effort with knowledge management and other optimisation models, and evaluation of knowledge management practices and performance. The study's findings show a declining trend in research on drivers or obstacles analysis of knowledge management. In contrast, there is a growing trend in applying mathematical optimisation models to enhance decision-making in pursuing knowledge management performance. Furthermore, the study's findings reveal a steady increase in assessing knowledge management techniques and performance over time. Contributions by disciplines are identified, and the most significant authors, leading journals, leading nations, leading contributing institutions, and leading contributing institutions. The study's results and future research possibilities open up a new channel for further inquiry and contribution to this subject.
- ItemMigrant construction workers’ demography and job satisfaction: A New Zealand study(Emerald, 2021) Rotimi JOB; Ramanayaka C; Olatunji O; Rotimi FEPurpose: The demand for construction-related occupations has increased consistently over many years in New Zealand (NZ). This has necessitated recourse to migrant workers to address capacity and capability requirements. Migrant construction workers hail from various backgrounds with a complex set of their needs being met through employment in NZ. Research on understanding the satisfaction levels of this category of construction workers is scarce. With recent insinuations about migrant exploitations, research investigations into this knowledge area are significant. In this study, the authors sought to establish the moderating effect of migrants' demography on the determinants of job satisfaction in NZ's construction sector. Design/methodology/approach: Data were obtained from migrant construction workers of Chinese extraction through a structured questionnaire survey. From 200 questionnaires administered, 108 samples were completed by migrant construction workers involved in major projects in Auckland city, NZ. Data obtained were analysed using descriptive and inferential statistics to establish the moderating effects of their demography on job satisfaction. Findings: Results from this study support the internal validity and reliability of these personal characteristics as moderators of job satisfaction for migrant construction workers. These results suggest the relevance of personal characteristics of Chinese migrants in any improvement initiatives being developed for this group of construction workers. Research limitations/implications: The findings from this study contribute to the discourse on the relevance of construction migrants as a strategic alternative to addressing skill shortages within the NZ construction sector. They also provide evidence that contributes to an improved understanding of the migrant workforce to meet their aspirations and enhance their general well-being. Originality/value: Although the study is ethnic-specific, the conclusions show the relevance of personal characteristics in the experiences of construction migrant workers. The study is representative of the catchment of temporary migrant workers in the construction industry in NZ. The study provides insights for organisations employing migrants about putting in place appropriate measures to enhance their satisfaction levels. Finally, this study's findings may contribute to policy initiatives on the optimal categories of migrants engaged on construction activities to derive the maximum benefits for NZ.
- ItemPrioritising optimal underutilised historical buildings for adaptive reuse: a performance-based MCDA framework validation in Auckland, New Zealand(2022-07-05) Aigwi IE; Nwadike AN; Le ATH; Rotimi FE; Sorrell T; Jafarzadeh R; Rotimi JPurpose: Currently trending as a practical approach to promote urban and seismic resilience, the adaptive reuse of historical buildings relies on expertise from various professional backgrounds ranging from conservation, urban planning, construction management, architecture, engineering to interior design. This paper explores the applicability of a performance-based multiple criteria decision assessment (MCDA) framework to prioritise underutilised historical buildings for adaptive reuse in Auckland, New Zealand while balancing the diverse interest of all relevant stakeholders. Design/methodology/approach: A focus group workshop was conducted for relevant adaptive stakeholders in Auckland, New Zealand, to test the applicability of the performance-based MCDA framework developed by Aigwi et al. (2020) and prioritise four underutilised historical building alternatives for adaptive reuse interventions in Auckland, New Zealand. Findings: Findings from this study revealed the significant potentials of the performance-based MCDA framework, both as an evidence-based measurement tool to prioritise underutilised earthquake-prone historical buildings in Auckland's central business district and as an effective decision-making strategy. Also, the framework allowed the inclusion of diverse stakeholders through the integration of collaborative rationality, ensuring consistency and transparency in the decision-making process. Originality/value: The successful validation of the existing performance-based MCDA framework in Auckland, New Zealand, using multiple historical building alternatives, further strengthens its preceding validation by Aigwi et al. (2019) using only two historical buildings in Whanganui, New Zealand. The findings provide a theoretical platform for urban planning researchers to advance performance-based planning for adaptive reuse to other locations and fields. There are also interesting implications for local councils, heritage agencies, architects, urban planners, policymakers, building owners and developers in Auckland, New Zealand, as a guide to improving their understandings of: (1) the intangible values of optimal historical buildings perceived by the community as worthy of protection through adaptive reuse; and (2) the targeted needs of communities in the new functions of an optimal alternative from a group of representative historical building alternatives.
- ItemThe primacy of as-built drawings in the management of underground utility operations: A New Zealand study(MDPI AG, 2021) Maree S; Rotimi FE; Rotimi JOBThere are increasing incidences of damages to underground utilities and services during maintenance and construction works. These have posed significant challenges to utility owners regarding the magnitude and costs associated with remediation works. Therefore, this study inves-tigates the management activities for underground utility maintenance works in New Zealand to establish the significance of as-built drawings as a mitigator of these challenges. Data for the analysis was obtained through a questionnaire survey of asset owners, consultants, and contractors based in three major city centres in New Zealand. The responses are analysed descriptively and inferentially for ease of understanding of the study findings. The findings established the challenges around the as-built records, which were significant to utility damages during construction operations in New Zealand. The study participants highlighted other factors such as poor project management, site records, communication, excavation operator competencies, and inadequate site inventory. Generally, more investment in asset documentation is recommended for asset owners. Innovative approaches to information capture, monitoring and updating of as-built drawings are also suggested to improve on current routine processes. Other solutions relate to skills acquisition and development in the management of underground utility maintenance projects.
